What is Subsidence?

If you notice cracks appearing at your property, normally on your walls, there has been movement. This could be down to what is called subsidence. With new builds, they can sometimes get what are called 'settlement cracks', very slight cracks appearing within a certain amount of time, this is nothing to worry about. When new cracks appear on older properties, if they appear to get wider, expanding and sometimes contracting over time this may be cause for concern.

How Does Subsidence Work?

If your outgoing waste (drains) or incoming mains (tap water) have leaks this could play a part in the movement of your property and will need to be investigated. Foundations, soil, and surrounding environment can also be a cause of your subsidence. Drainage and water leaks within a certain distance from cracks on buildings may cause damage, whereas certain aspects such as tree roots and vibrating machinery can create issues from further away.
